Laguna Park: property management for owners
Laguna Park is a gated residential estate next to the Laguna complex in Bang Tao, mixing townhouses and villas. The two do not rent alike, and owners are often given advice written for the other.
First, a clarification
Laguna Park is not Laguna Phuket, and not Laguna Village.
The names are used interchangeably in listings and it causes real confusion, including about which rental arrangements apply to you.
Laguna Park
A gated residential estate of townhouses and villas, adjacent to the Laguna complex. Privately owned homes, let by their owners.
Laguna Phuket
The integrated resort complex (hotels, golf, and branded residences), operated by the group with its own rental programme.
Why the distinction matters
What you may do with your property, and who may manage it, depends on which of these you actually own in. Establish that before anything else.
Two products, one estate
A two-bedroom townhouse and a five-bedroom villa are different businesses.
Townhouses
Couples and small families, shorter stays, lower nightly rate, higher turnover. Shared walls mean noise and neighbour considerations that a standalone villa does not have.
Villas
Groups and families, longer stays, higher rate, own pool and garden to maintain. The operating cost is materially higher and so is the revenue.
Why generic advice fails here
A strategy built for one loses money on the other. Any manager quoting you a single approach for “Laguna Park” has not asked which you own.

What to establish with the estate.
Short-stay rules
Whether the estate permits short-term letting, and under what conditions. This is decided by the estate, not by the platform you list on.
Guest access and security
How visitors are registered and admitted, and what the estate expects of a manager operating there.
Fees
Common area charges and any sinking fund contribution are costs that apply whether or not the property earns.
Position within the estate
Distance to the beach, aspect, and whether the property backs onto something quiet or something busy. Within one estate these produce a wide spread of results.
