What makes Surin different

Here, the juristic person decides more than the market does.

Most of the west coast is villas. Surin is a genuine mix: beachfront condominiums, hillside villas and everything between. Where there is co-ownership, there is a committee, and what it permits sets the boundaries of what you can do.

  • Short stays are a building decision

    A juristic person can prohibit short-term letting regardless of what national law allows. That decision is made in your building’s rules and it changes. It is the first thing to check, before any conversation about rates.

  • Common area fees are not optional

    They are levied whether or not the unit is occupied and whether or not it earns. Any picture of what a unit returns has to start after that, and a manager who leaves it out of the arithmetic is flattering the number.

  • The committee has to be dealt with

    Guest access, key handover, security passes, parking, delivery of linen. In a building that tolerates short stays without loving them, how a manager behaves is what keeps that tolerance in place.

  • A sinking fund is a future cost

    Older Surin buildings face lift, façade and pool renewals. Owners assessing a unit’s return should know what is coming, not just what came in last year.

Beach and hillside

Two markets, five minutes apart.

Surin’s pricing falls away sharply as you leave the beach. It is the most measurable contrast of any zone on the coast.

  • Beachfront

    Walkable to the sand, strong nightly rates, shorter stays, a younger guest since the beach clubs and restaurants returned. High turnover, and turnover is where costs and standards slip.

  • Hillside

    Sea views, more space, lower rates per night and longer bookings. A different guest and a different operating rhythm: usually more profitable per booking, less frequent.

  • Why it matters to you

    Two units in Surin with the same bedroom count can behave completely differently. Any estimate that does not distinguish them is a guess.

My building says no short-term rentals. Is there any way around it?
Not one we would recommend. Letting against your building’s rules puts you in conflict with the committee that controls your access, your services and your resale. The better route is usually stays of thirty nights and over, which most buildings accept. And in high season Surin has a real long-stay market.
Do you manage condos as well as villas?
Yes, and in Surin most of the work is condos. The job is different: less maintenance, more relationship management with the juristic person, and far more attention to what the building permits.
How much do common area fees affect what I actually earn?
Enough that they belong in the first conversation, not the fine print. They are charged whether the unit earns or not, so they weigh most heavily on units that rent only part of the year. We include them in the picture we send you rather than quoting a gross figure.
